What does the process look like when I sign up for Doorstead?

Once you select a plan, you'll confirm some details about the property's ownership structure, and then review and sign a Property Management Agreement. From there, the onboarding process begins, and you will be guided through every stage, from listing to leasing and maintenance. After signing, you'll input your property details and preferences through your owner portal and schedule a property evaluation or walkthrough once it is vacant. Once your property is rent-ready, we will list your property on major listing websites, schedule showings or open houses with our licensed agents, screen applicants, and prepare the lease for signing.

How do I know you'll lease my home quickly?

How long are your tenant leases?

Our standard tenant lease agreements last for one year. After that, you can choose to renew the tenant on a month-to-month basis or for another full year, based on your preference.

How are maintenance issues handled?

When a property requires maintenance, the tenant submits a form detailing the problem. Our team assesses the request to decide if it can be addressed with simple self-repair guidance or if a vendor needs to be dispatched for the repair. If the estimated cost of the repair exceeds the predetermined limit, we seek your approval before proceeding. We check that the repair has been completed as planned, and we may obtain multiple bids to ensure you receive the best value and quality.

What is the Flex process?

Once your property is ready for listing, we capture listing photos and draft a listing for you to review before going live. As prospects show interest, we equip you with insightful leasing data and pricing recommendations, empowering you to select the ideal tenant. We then prepare a lease for your signature and facilitate a smooth tenant move-in. From there, we manage maintenance and allow you to communicate directly with your tenants.

How do payments work for Flex?

Your rent payments will be initiated via ACH, generally one day after your tenant's rent payments have cleared from the tenant's method of payment. You should receive the payments 2-3 business days later depending on your bank transfer time.

How does Pre-leasing work?

Flex properties can be listed and shown as soon as an owner has set up their lockbox with key inside and provides property photos, property details, and consent from the current occupants for us to show the property while it’s still occupied.Pre-leasing requires owner photos because we are unable to take photos until a property is vacant.

How do long-term, furnished rentals work?

With Flex, we support long-term, furnished rentals. Properties can be partially or fully furnished. Note that owners will be solely responsible for any furnishings and Doorstead will not manage, repair, track, or move any furniture.
